West Carthage developer Michael E. Lundy is working on deals to bring two undisclosed companies into the Jefferson County Corporate Park.

Emphasizing that the plans “are still preliminary,” Terry A. Wood, a project manager with Lundy Development Corp., said Friday that the companies would occupy a 40,000-square-foot warehouse on a 7.5 acre site — known as lot 11 — and a 22,500-square-foot distribution center on a 4-acre parcel, known as lot 10.

Mr. Wood made a presentation to the town of Watertown Planning Board on Monday outlining the conceptual plans “to see what they thought,” he said, declining to divulge additional information.

Mr. Lundy, who did not attend Monday’s meeting, was out of town Friday and could not be reached for comment.

Last June, Mr. Lundy purchased about 22 acres of developable land at the corporate park off outer Coffeen Street from the Jefferson County Industrial Development Agency.

The developer will have to complete some site work on lot 10, but lot 11 is shovel-ready.

Planning Board member Pamela D. Desormo said Mr. Wood did not provide many details about what she referred to as “speculative buildings.”

“He came in to get a feeling of our support,” Mrs. Desormo said.

Mr. Wood said more details will be released at next month’s Planning Board meeting.

Last year, Mr. Lundy worked on developing a 64,000-square-foot FedEx facility with SunCap Property Group, a Charlotte, N.C.-based real estate development firm, on lot 12 in the corporate park.

Most recently, he developed the Penske Truck Leasing rental operation in a building he owns there.
