MASSENA The Massena town Planning Board has approved the subdivision of the St. Lawrence Centre property into three separate parcels.
The move creates a more realistic possibility for developers to sell the two smaller parcels to prospective buyers such as Texas Roadhouse, according to Carlyle Development Group Property Manager David Viola.
Board members briefly discussed the plan with architect Brooks A. Washburn, Potsdam, and Mr. Viola.
The two smaller parcels are under the same number as the big piece that the mall sits on. Even though its three separate pieces of property divided by the town road, its all the same number on the tax rolls, Mr. Washburn said. So what David wants to do is simply break off (the pieces) as two separate tax numbers so they can be put up for sale.
The mall is retaining one area for its existing water retention and another piece was judged to be not salable. So thats why there is lot 1 and lot 2.
Mr. Washburn said lot 1 totals 4.6 acres and lot 2 is 3.04 acres.
He also said there were no proposed buyers or use for the two smaller parcels of land, but now they are set up for future opportunities.
Mr. Viola echoed these sentiments. As developers, it gives us the opportunity to land lease and sell the properties, these smaller parcels, to prospective tenants, buyers, whatever. Whereas right now its like you couldnt go and sell your backyard because its part of your tax parcel, your property.
So in order to do it, you have to subdivide it into two sellable entities or distinct properties, he said. By subdividing into smaller parcels, we can sell it off to Texas Roadhouse, sell off to other developers.
