CARTHAGE A public hearing will be held Monday at the village Board of Trustees meeting concerning the proposed zoning change for the former Braman Manufacturing Co. property.
The Thousand Islands Area Habitat for Humanity recently expressed interest in developing the property for housing. The Carthage Industrial Development Corp., which owns the Alexandria Street property, voted at its May 15 meeting to proceed with the project.
The village Planning Board has approved a zone change for the property at the recommendation of John F. McHugh, the village economic development coordinator and CIDC board member.
Mr. McHugh suggested the planning board rezone the 3.75-acre Braman property from industrial to R-3, since it is too small to house any industry without affecting the bordering residential area. The site, between Boyd Road and Alexandria and Adelaide streets, is bordered by R-3 zone on three sides and the railroad. R-3 zoning allows smaller residential building lots.
Planning Board Chairman Sean P. McHale said the change complies with zoning laws and conforms to housing in the area. Habitat for Humanity seeks to develop up to six homes in the area.
According to Mr. McHugh, if the zoning change is approved, Habitat will be able to initiate the subdivision approval process during the fall with the possibility of beginning construction during the 2014 building season.
At its July 24 meeting, the CIDC committed $25,000 to match the amount pledged by the Development Authority of the North Country to aid the material costs associated with site improvements and infrastructure.
The public hearing is set for 7:10 p.m. at the village offices, 120 S. Mechanic St.
