Nice N Easy shows plans, will return before board in March

Plans for a 4,800-square-foot Nice N Easy Grocery Shoppes convenience store at the old site of Bomax Inc. were unveiled Monday night at the town of Watertown Planning Board meeting.

GYMO principal Patrick J. Scordo showed the site plan to the board while architect James S. Hagan of Syracuse presented the plans for the building, which is designed to accommodate a drive-through window for food and beverage sales. Mr. Scordo confirmed that the station will have a 16-dispenser fuel canopy off Salmon Run Mall Road.

Mr. Scordo said that 40,000-square-feet of the 60,000-square-foot former Bomax building will be demolished to make room for the convenience store, while the remaining 20,000-square-feet will be left standing to be used at the owner’s discretion.

The site is owned by Toped and Prime development companies, whose principal is Alexandria Bay developer P.J. Simao. The convenience store and gas station will be operated by Valentine Stores, Inc., Watertown, which owns about a dozen Nice N Easy stores in the region, including one just a mile down the road from the proposed location at 19853 Route 12F in the town of Hounsfield.

Mr. Scordo said testing by the state Department of Environmental Conservation has been completed and initial reports do not indicate any environmental issues. He said he has not yet received the department’s final document.

Edward J. Valentine, who was there with his brother John P., said once approval is secured, the company hopes to start digging in mid-May and be finished with construction within eight to 12 weeks.

The board recommended a few minor adjustments and the project will appear again on March 4, when a public hearing has been scheduled.

A public hearing has also been scheduled on that date for developer Michael E. Lundy’s FedEx project, which was presented to the board last month after a proposed project for a 72,000-square-foot Eagle Beverage Facility fell through. Those plans are being developed under the auspices of the Jefferson County Industrial Development Agency, which has signed a two-year contract with Mr. Lundy.

Haun Welding Supply, Inc., received final approval to move from 23791 Route 12 to 22495 Fisher Road in the County Industrial Park.

Mr. Scordo, who also developed plans for Mr. Simao’s proposed 529-unit apartment complex at Ives Hill, told the Times that those plans are on hold because the owner is taking into consideration concerns from residents who fear the development would significantly lower the value of their property.
